Service description
HomeToMoney is a real-estate service and platform that helps property owners submit their interest in selling, get a price check, and communicate with vetted buyers or the HomeToMoney team. Buyers can submit a buyer application, see active listings once their access is approved, and make offers. The platform does not oblige a seller to sell or a buyer to buy until the parties have separately agreed on the terms of the transaction.
Terms for sellers
In the seller application and/or the seller dashboard, the seller provides their contact details and information about the property. The seller confirms that the information provided is correct and that they have the right to sell the property or start the sales process. HomeToMoney may contact the seller before approving access to clarify the information.
Terms for buyers
In the buyer application, the buyer provides their contact details, personal identification code, and, if desired, company details. The buyer confirms that the information provided is correct and that they wish to use the HomeToMoney platform as a buyer. HomeToMoney may contact the buyer before approving access to the buyer environment to clarify the information and assess suitability.
Property condition and liability
HomeToMoney is neither the seller nor the buyer of the property, does not perform a technical audit or legal due diligence of the property, and does not guarantee the completeness or accuracy of the data, documents, encumbrances, or condition of the property entered by the seller. The seller is responsible for the property information provided and for disclosing known material defects, restrictions, encumbrances, and other information relevant to the buyer. The buyer is responsible for their offer, their pricing decision, and assessing the suitability of the property to the extent permitted by law. Prices, costs, and calculations shown on the platform are informational, and the final real-estate transaction is concluded with a notarized sales contract.
Price check
The price check gives an approximate estimate based on the data entered by the user and the HomeToMoney pricing model. The price check is not a binding purchase offer, an expert opinion, or an official appraisal report. For a fast sale, the estimate may include a discount, as the price of a quick transaction can differ from the usual market price.
Data we process
The data processed may include name, personal identification code, phone, email, company name and registry code, property address and description, price check data, offer data, user statuses, application data, transaction communication data, and technical data necessary for the secure operation of the platform.
Purposes of data processing
Data is processed to receive buyer and seller applications, verify user access, run price checks, show relevant data to sellers and buyers, mediate offers, notify the parties about the stages of the process, provide HomeToMoney broker assistance, and fulfil legal and security obligations.
Legal bases for processing
The legal basis for processing may be steps taken prior to entering into a contract, performance of a contract, the user's consent, legitimate interest in providing the service and ensuring security, and compliance with legal obligations. Where processing is based on consent, the user may withdraw it, but this does not affect the lawfulness of processing carried out before the withdrawal.
Data sharing
Data may be shared with the HomeToMoney team, brokers, the platform's technical service providers, and the buyer or seller involved in a transaction, to the extent necessary to provide the service. For example, information related to an offer may be visible to the relevant seller, buyer, and HomeToMoney admin. Data is not sold to third parties.
Data retention
Data is retained for as long as necessary to process applications, manage accounts, document offers and potential transactions, resolve disputes, ensure security, or fulfil legal obligations. If an account or application is deleted, some data may be retained to the extent necessary to meet legal obligations or legitimate interests.
User rights
Users have the right to request access to their data, demand correction of inaccurate data, request deletion, restrict processing, object to processing, receive their data in a portable format, and lodge a complaint with the Estonian Data Protection Inspectorate. To correct data, users can log in to the buyer or seller dashboard or write to info@hometomoney.ee.
Security
HomeToMoney applies reasonable technical and organisational measures to protect data against unauthorised access, alteration, disclosure, or destruction. Users must keep their access credentials secure and notify HomeToMoney if they suspect unauthorised access.
